What We Do for Commercial Property

Every service below is the same crew and the same written-price process, sized to the site in front of us.

Parking lotsNew construction and full replacement, built from the base up and compacted to carry the traffic the lot actually sees.
ResurfacingA new wearing surface over a base that is still sound, which is most of the time and a fraction of a tear-out.
RepairsPotholes, failed sections, and edges cut out and rebuilt properly so the patch does not become next year's bigger patch.
SealcoatingProtection against oxidation and weather, with surrounding concrete, curbs and walkways masked off.
Line stripingStalls, ADA spaces, access aisles, fire lanes, arrows and crosswalks, laid out to the count your site needs.
Recycled asphaltMillings graded and compacted for access roads, yards, overflow parking and storage areas.
Private roadsApproach roads and internal site roads built and maintained for the vehicles that actually use them, including truck traffic.
Loading and service areasThe places pavement fails first: dock aprons, bin pads, turning circles and anywhere loaded wheels stop and pivot.

Scheduled Around Your Hours

A closed lot costs you money, so the schedule is the first thing we talk about. Tell us the hours you cannot afford to lose and we will tell you honestly what is possible: which sections can be worked in what order, how long each one is out of use, and what that does to the timeline. You will know the sequence before the first truck arrives.

Most projects are owner-supervised: Morrison measures the site, prices it, and oversees the work. We do not subcontract.

Getting a Number

The estimate is free, it happens on site, and it comes back in writing. We measure the area, look at the base and the existing surface, and price the work in front of you rather than over the phone. Nothing is owed unless you book it, and financing is available if the budget sits in a different quarter than the problem.

Commercial Questions

Can the work be phased around our trading hours?

Often. Striping in particular is fast and flexible, and larger work can usually be split into sections so part of the lot stays open. Tell us the hours you cannot lose at the estimate and we will tell you what is realistic for your site.

How long will part of the lot be closed?

It depends on the work and the weather. You will be told which sections close and roughly how long for before anything starts, rather than finding out on the day.

Do you handle striping and ADA layout as part of the job?

Yes. Striping is done in house, including ADA stalls, access aisles, fire lanes and directional markings.

Which areas do you cover?

Commercial work throughout New Jersey and Pennsylvania. If you are not sure whether you are in range, call or text (215) 919-0511 and ask.
