Sealcoating

Asphalt's enemy list is short but relentless: sun, water, freeze-thaw, oil, and time. Sealcoating is the maintenance that answers all five, a protective coat applied over sound pavement that slows oxidation, sheds water, and restores the deep black finish the lot had on day one.

What Sealcoating Includes

Protect your asphalt from weather, wear, and everyday damage while helping extend the life of your pavement. Clean edges, with surrounding surfaces protected from overspray.

Surface preparationThe pavement is cleaned and cracks are treated first, so the sealer bonds to asphalt instead of to dust.
Edges taped and protectedConcrete walks, belgian block, building thresholds, and curbs are protected. The coating ends in a clean line, with no overspray.
Quality sealer, properly appliedApplied at the right coverage, not watered down and not pooled, which is the difference between protection and paint.
Clear cure instructionsYou will know exactly when the lot can take foot traffic and when it can take vehicles.

Application Day, Start to Cure

Sealcoating is a same-day application, typically ready for vehicles the next day depending on weather. It is also the service where corner-cutting is most common in this industry, which is why ours comes with the same owner supervision and written scope as a full paving job.

When Sealcoating Is the Right Call

The right time is while the pavement is still sound: surfaces that are fading from black to gray, hairline cracking, a lot a few years old that has never been sealed, or a previously sealed surface due for its next round. Sealer protects good asphalt; it does not repair bad asphalt, and we will not sell it as if it does.

Sealcoating Questions

How often should a lot be sealcoated?

Typically every few years, depending on sun exposure, traffic, and how hard the surface is used. We will give you an honest interval for your surface rather than a one-size answer.

How soon after paving should new asphalt be sealed?

Not immediately. New asphalt needs time to cure before its first sealcoat, and we will tell you the right window for yours.

Will sealcoating fix my cracks?

It will not fill structural cracks, but crack treatment beforehand is part of proper preparation. Think of sealer as sunscreen, not surgery.

How do you keep sealer off my concrete and curbs?

Edges are taped and protected before application. Clean lines, protected surroundings, no overspray, it is part of the service, not an upgrade.

Sealcoating Routes

Sealcoating season keeps our crew moving through every county we serve, and neighbouring properties often get scheduled together. If the businesses around you have faded lots too, mention it; it helps everyone’s price.
